Our annual meeting was held at 7pm on Thursday, January 25, 2024. Location was at the Gator Creek Golf Clubhouse. The meeting was videotaped and posted for viewing on our FB page at any time for those who could not attend.

While the Gator Creek HOA cannot recommend a certain sign company, the following company has our requirements on file. Signs In One Day, 4114 Bee Ridge Road, Sarasota has a template of colors, sizes, and layout. All property sales or resales will have a $10,000 road fund capital contribution added to the estoppel

Gator Creek Board Member Job Description:
A board member for Gator Creek would be a resident who follows deed restrictions and keeps their property in good status without any deed violations. They would not have been late in past years on annual dues. We look for people that can solve problems and better our community.
Board members must be willing to enforce deed restrictions whether or not they personally agree with them. Board members have the option like any other resident to try to change restrictions, with the understanding they will need 75% of the community to agree to any changes on an approved ballot or proxy. Each Board Member must also be willing to fulfill or take on certain projects during their term. For example, heading up a committee or volunteering in a way that helps the community. This can take hours of personal time each week, please keep this in mind before joining the board.
1. FOLLOW GOVERNING DOCUMENTS *
Every homeowners’ association, no matter which state they’re in, has a set of governing documents. These include the association’s bylaws, articles of incorporation, and CC&Rs. Such documents contain guidelines on how the board should run the community. They also typically consist of provisions regarding what the board can and can’t do.
These governing documents, second only to the laws of the land, hold the highest authority in an HOA. They dictate the rules and regulations within an association, which both the board and the community members must follow.
As the community leaders, the HOA board must make sure to follow the stipulations laid out in the governing documents. They must follow the processes and procedures stated in these documents. Failure to do so can be considered a breach of fiduciary responsibility of HOA board members.
